That’s pretty much what my poor little brain is doing right now.

We bought another property today.  It’s a two bedroom villa, with a nice little backyard and front garden, in a neat little complex.  We had a look yesterday, put in an offer yesterday afternoon, haggled today, and finally reached agreement late this afternoon.  I’m pretty happy with the price - we got the seller to drop $11,000, and the price was already pretty good.  At the same time, we spent a few hours today driving around a remote northern suburb.  We’re considering renting out our home, buying and living in a nice house on the outskirts of the metro area, then selling up in a year or so when the price rises.   This will mean that as it’s our home we’re selling, there won’t be any capital gains tax to pay.

So yes, it’s been a heavily property-oriented weekend.  I’ve already picked out a number of items I want to buy to furnish the villa, from the local free classifieds.  And as soon as we knew we’d reached agreement on the property, we both headed outside in the 40 degree celsius weather to start gardening.  Part of the finance approval process is getting our own home valued, and a neat garden makes a difference to valuations.  I see a lot of weed-pulling and fertilising in my immediate future.

I’m knackered.  I’ll sleep well tonight.
